Phase ONE:
  • Select a city or geo-location and designate it a Talishouse™ Virtual Market;
  • Google-search “Unaffiliated Real Estate Brokerages” for that market and record them in Hubspot;
  • Go into mls.ca and enter ‘Find a Realtor’ - ‘Location’
  • Then click ‘Search’.
All Realtors for that area will be displayed, along with their Brokerages.

Proceed to identify Realtors working with “Unaffiliated Real Estate Brokerages” and enter them in Hubspot.
  • Please note their role in the Brokerage - we are looking for Brokers, or Managing Brokers.
  • Agents or Sales Persons are the last choice as primary contact persons.
Now look at Brokerage Listings in detail:
  • Which stand out as likely locations for Talispros™ projects?
  • Which of those might be suitable for Talistowns (more than one Talishouse™)?
That latter characteristic opens the door to Broker pitches.

Please note, it is illegal in Canada to cold-call, or approach by SMS uninvited. Any approach must relate to an actual Listing currently being advertised by that brokerage.

The ensuing phone call or text sequence may go as follows:
“Hi [insert actual name]”.
"Your brokerage has a Listing at [insert actual location] - [actual agent name] represents it.
I represent Talishouse™ Modular Homes.
We think that would be a great location for a Talishouse™ project, or even a Talistown™. Would you be open to working with us to bring that about?"


The verbal reply likely will be:
“I don't know. What is involved…?” (keep in mind that the unspoken reply likely will be: “Is this person trying to steal my Listing…?”).

Summarize Talishouse.com (stressing $60 per sq.ft., as that is barely 20% of the going rate for stick-built construction in most parts of rural Canada).

Eventually there will be an answer to the Talistown™ question:
“I don’t know. I’ll have to ask him/her…!” (referring to the owner).

“Okay…! Would you like to inquire first, or would you give us permission to show YOUR Listing to our investors by placing a PIN and preparing a proposal summary…?”

Their answer likely will be:
“Go ahead…!” (You have eased their mind about stealing the Listing, and you have implied you have access to buyers WITHOUT having asked for reward yourself).

Your answer:
“Great…! I will send a link when it is pinned”.

In about three days send the link and follow up by phone:

“If we are successful finding an investor, we will need a local liaison. Are you interested?"

Their likely answer will be:
“What is involved…!”

Your Answer:

“It’s not free, but having your name on your own Talishouse™ market might mean you get more Listings, more often, at higher rates: who among your competition can claim…”

Work down that list at the very top of this sequence…!

The desired answer is:
“How much…?”
That gives you permission to pitch a subscription for the Broker and registrations for the agents at Referral Partner, Co-Promoter or Talispro™ levels.

Referral Partners & Co-Promoters: $95 monthly
20% incentive possible



Time Allotment

Eight hour days, seven days a week:
  • Monday to Thursday - prospecting; prepare daily Contact Sets, but DO NOT send batch emails.
  • Friday - send batch emails / SMS’s.
  • Saturday and Sunday: automated reply that announces follow up Monday to Thursday.

The average adoption rate for Real Estate and Construction in Canada is 3.6%. Hence, it requires:
  • About 600 contacts for a target of 20 subscriptions and 100 registrations by New Year;
  • In a 32 hour week that is three per hour, roughly; or
  • 20 minutes per contact.

That is doable, given the prospecting realities previously outlined.
